were doing the california shake-up drill with 9.3 million in the state of california, but i think there was vibrations. mayor mathews and mayor reed were jumping up and down because i told them we were putting together something that would not only be a great way to work together but something they have also been personally wishing could happen and be led by the city. so today we are of course unveiling our promotional launch but getting here has been something on my mind. it's been one of those very solid topic that jen and i spent good time together. my office, where i call it inappropriately the man cave, but it is a place where i think we have had a chance to talk about the honest going relationship that the niners, the oldest professional sports franchise in the state of california, that's still here in the state of california. it is wonderful to have this opportunity. we have other ideas we can't talk about yet because they are not matured but this came to us fast. it was an opportunity we have rarely. but to be able to be invited by the national football league to submit a

to come back here again to deal with the same matter all over again. i own a deli, on california street for the last 35 years. and i have never had to work harder or longer hours to maintain my position and care for my family and be able to pay my rent on time. and last time it was that we fought two trucks and now it is for espresso. i open 5:00 in the morning and my coffee hours are the same as his proposed hours. i sell coffee for basically 4 hours also from 6 to 10 and a switch over to lunch and catering to be able to survive in the high rent district. i cannot be that i can compete with starbucks or peats. there is a peats across the street and a starbucks down the street and around the corner from me. but my position as well as most of our colleagues position is that we are small operators. we work hard. 35 years of survival having four land lords in the same location, having excuse me, up to them to maintain the rent structure to be able to stay there. we had to sell coffee, we have to sell muffins and catering and all of them, the trucks, espresso specialized different foods ar

probably be like the last slide, which was the 4-point project in richmond, california. that building won the national merit award, which is one of the highest architectural awards in the world. and that building was probably in slightly worse shape than 113, 114 is currently. very large space, high ceilings, state of near collapse. it will be a very similar project. totally, we've done about 73 projects, totaling about 20 million square feet. so, this one at 271,000 would be about, you know, 1 to 2% of our portfolio. >> thank you. >> we would obviously be thrilled if you had the time to tour and show you, really, there is another building, 14, the metal building, we just completed a project in berkeley that's virtually identical to that building. so, we do have the experience. and each building type. i would repeat this is a very difficult project. i mean, that's the bad news. good news is what we do is difficult projects. but i agree, endorse what you said at the beginning, which was this is a tremendous asset to the city and we're very appreciative of the opportunity to develop it. >>

the years. it wasn't a requirement by california until about i think somewhere around the early '70s. so, in 1993 the san francisco passed an ordinance to retrofit certain types of buildings with sprinklers. it was a mandatory retrofit and it covered -- what it did cover was commercial high-rises and tourist hotels. what it didn't cover is pre-1974 high-rise apartment buildings or condos, historic buildings, or mixed use buildings that had residential occupancies in them. so, it left a group of high-rise buildings out there that are required to be sprinklered, but may have voluntarily added sprinklers to their buildings for their own various benefits. the compliance task for the mandatory buildings, they were given numerous years, many, many years to comply. so, what they did is as they were doing remodeling or renovation tenant improvements, they would provide sprinklers with that and [speaker not understood]. over the years, the first year they may have done floors 1 and 3. second year they might have done 4, 5, fourth year 3 and 7, something like that. at the end of it, it's hard to t

. the context begins with the california high speed rail. as you know the california high speed rail authority has the mandate for building and maintaining high speed rail in california and their 2012 business plan proposed what they call incremental improvements with blended system, and some of this investments of course are to be taken place in the peninsula. the segment in question is from san jose to the san francisco tranit train center. in april of this year the authority board authorized an mou between nine members stakeholders of the cal train and the high speed rail which you see in this list. and early investment strategy for the peninsula corridor basically has two components, advanced signal system and positive flow control and the [inaudible] including the vehicles. that's a total cost of 1.5 billion dollars. and this brings us to today's allocation request. this is for the cboss which is the acronym for the over lay signal system and type of advanced signal system. there are many types and this is the one cal train has chosen to use, and this system is basically to track tr
